The Kolb Team receives calls and emails frequently wanting to know the status of the market. Inventory was very low during the 2013 summer and as a result the typically slow real estate summer selling season was anything but slow. Homes continued to sell and sell quickly at or near full asking price. We have seen a growing number of homes enter the active listing market since November and expect that number to continue to rise after the holidays.
Sun Lakes Arizona
Sun Lakes is a Robson developed active adult community located conveniently to all major freeways (the I-10, the 101 and the 202) and both Sky Harbor and Mesa Gateway Airports. Located just south of Chandler and near the famed Price Corridor, Sun Lakes is continuing to see a growing number of younger semi-retirees purchase second homes in anticipation of retirement. With just under 10,000 homes and five separate communities a buyer has a wide range of choices from Sun Lakes Country Club where the homes are older and the least expensive to Cottonwood Country Club or one of the three gated communities of Palo Verde, Ironwood and Oakwood Country Clubs. Homes range from the $200,000’s to $600,000.
Amenities
Sun Lakes offers a wide range of amenities including 99 holes of golf, 27 tennis courts, 12 swimming pools, pickle ball, fitness centers, walking paths, lakes, hiking and camera clubs and a wide variety of social clubs and organizations. There is something for everyone in this community of warm, friendly and inviting people from all over the United States, Canada and other countries.
The Market
The KOLB Team subscribes to a real estate reporting and measuring resource from a top notch and well respected group known as The Cromford Report. The report measures data in a variety of ways but one is the Cromford Index. 100 is representative number for a balanced market (not a buyer’s or seller’s market) which is the ideal market and one we haven’t seen in some time. As of December 19, 2013 Cromford reports that Sun Lakes is still a seller’s market with an index of 134. We have seen buyer demand slow through the holidays but we are inundated with winter visitors renting homes from January – April each year and that is the strongest selling season in Sun Lakes. Buyer’s can expect to pay more in 2014 than in 2013. Our market has increased about 11% over last year. With only 183 homes actively listed as of today that is still less than 2% of the total homes in Sun Lakes and considered low inventory.
